Multi-dwelling units (MDUs) present a unique set of challenges when it comes to access control. Property managers want systems that work with their software. Residents expect convenience without sacrificing security. And integrators are tasked with delivering all of it–often on tight timelines and with existing infrastructure.

In this article, we’re sharing four field-tested tips to help make your next MDU project smoother, smarter, and more efficient. With these tips, you’ll be equipped to take on any residential install with confidence.

Tip 1

Understand the Different Areas of Multi-Dwelling Units

MDUs are more than just buildings–they are complicated, unique spaces. From common areas like gyms to parking garages and perimeter gates, each area needs to be secured in distinct ways. For Jacob Sauder, Director at Houston Security Products, ProdataKey has allowed him to secure multiple areas for his clients. “Before we set up PDK, you could just walk anywhere in the building. But now we’ve added perimeter doors, and we’ve done a garage. So when residents drive up, they can just have a tag on their vehicle and the gate will open.”

In every area of a residential space, balancing security and convenience is a priority. By understanding what areas each MDU needs secured, you can create an all-encompassing and reliable security system for staff and residents alike.

tip 2

Make a Detailed Installation Plan

No two MDUs are the same–so developing a detailed installation plan for each project is essential. For the team at Houston Security Products, their number one piece of advice is to find out the most you can about your client.

“You need to understand what their security needs are, and understand what systems they have in place besides access control.”

Jacob Sauder - Director at Houston Security Products

An MDU’s access control system may need to work alongside surveillance systems or other distinct tools, so building a detailed plan around the exact needs of any MDU is imperative. Because after all, planning is where good installs become great ones.

Before diving into an install, it’s best to start with a site walk. Understanding the physical layout and existing systems is crucial, and a visit to the install site allows you to see what you’re working with first-hand. “After the site walk, we get plans of the property and mark it up in a software called System Surveyor, which has PDK products in it,” Jacob explains. Using a tool like System Surveyor, you can easily lay out device locations and develop a detailed proposal for your clients–and with System Surveyor, you can even develop the plan while you’re on-site!

tip 3

Embrace Wireless Communication with PDK’s WiMAC™

When you’re dealing with finished buildings full of residents, the last thing anyone wants is drywall dust and rewiring headaches. Luckily, ProdataKey makes it easier than ever to avoid extensive cabling and rely on wireless communication instead. ProdataKey’s line of Red door controllers are modular, giving installers the option to utilize PoE++ and WiMAC™ module kits to completely customize how their devices communicate and receive power.

“Initially, we turned to PDK mainly because of the wireless WiMAC capability–that way we don’t have to cut into sheetrock,” says Jacob. Alongside eliminating difficult and costly wiring efforts, WiMAC’s long-range and secure communication helps you reach hard-to-wire areas like stairwells. By embracing wireless communication, you can reduce material cost and labor hours while installing hardware exactly where you need it.

tip 4

Integrate! Integrate! Integrate!

Modern MDU properties rely on multiple software systems to run smoothly–from leasing platforms to billing, reservation management, and more. In this kind of ecosystem, your access control shouldn’t be on an island–it should work hand-in-hand with other tools the building relies on. With ProdataKey’s open API and an expansive database of existing integrations, it’s easier than ever to connect access control to other intuitive security and management tools.

“The multifamily clients we have on PDK are using Geokey, which syncs up with Entrata–a property management system,” Jacob explains. “As soon as a lease is signed, our clients can assign a credential to the residents. And as soon as the lease is over, the residents lose access.”

Alongside Geokey and Entrata, PDK excitedly offers integrations with the property management tools SymLiv and Della. Additionally, PDK recently launched an integration with Zapier–opening the doors to Zapier’s database of over 8,000 software-based automations.
